FLEXIBILITY with project changes

We believe designing and building a home is an iterative process that often includes making changes to the plan or initial product selections after the contract is signed.  At Capella we are unique in that we use agile project management in the pre-design and design phases for all projects. Agile methodologies could be described as “the ability to rapidly respond to change”. The agile methodology is about realizing that construction projects are prone to changes because of changing circumstances. It is about realizing that clients develop knowledge and understanding of a project as it proceeds.

 No 20% Change Order Fee 

We make the best effort to accommodate our client's changes to ensure you get exactly what you envisioned even if that changes midstream. Traditional build projects incur 20% change fees after signing the initial contract, however, at Capella we will not "penalize" our customers for changes unless there is a documented hard material, labor, or project schedule cost associated with the change.

Warranty aND TECHNICAL SUPPORT

We believe our product is of the highest quality and we demonstrate this by adding an extra year to the initial industry standard 1 year coverage of workmanship and defects warranty. *** The remaining warranty remains is as noted in the 1-2-10 warranty section of this website.  In addition, IT support may be required so we offer a technical support package for up to two years for all items that require technology expertise over the initial warranty period.

After THE design Phase, your new home construction comprises 8 distinct phases.

PHASE 1: Excavation

Construction begins with home site excavation. Your home's position is staked on the lot and prepped for the foundation.

For homes with a basement or block wall construction, the concrete footing - the base on which your home's foundation will rest - is poured, and when it's set, a gravel fill is placed around the footing or under the basement slab for drainage

PHASE 2: Foundation

Depending on the region your home is built in, your new home's foundation consists of a slab, block or poured wall foundation.

Slab construction: Forms are set and an outline of the new home begins to take shape. Underground plumbing is installed and tied into the public sewer system. After a bit of prep work, the slab is poured which creates the foundation for your home.

Block wall construction: Concrete block is laid to create your new home's foundation. Once set, waterproofing is applied and the garage slab is prepped and poured.

Poured wall foundation: Concrete is poured into foundation form panels. Once the concrete is set, foundation waterproofing is applied, and drain tile piping is installed. Underground plumbing is installed and tied into the public sewer system. Next your basement slab is poured, and the concrete floors are finished.

PHASE 3: Framing

Framing is the phase where things really start to take shape. Many homeowners think their home is near completion at the end of this stage. Actually, we are still only about one third of the way through the construction process! So while the phases beyond this one may seem much slower in progress, it's because we are getting into the fine details which may not be apparent but are vital to your finished home.

In the framing phase, the subfloor, walls, and roof structure are built, and your roof is shingled. Window and door units are installed, and any backfilling around the foundation is done.

PHASE 4: Rough Mechanics

"Rough mechanics" is the term used for the mechanical portions of building including heating, air conditioning, plumbing and electric. This construction phase is a swarm of activity, as plumbing and indoor sewer pipes, your furnace and ducts, and electric wiring, outlets, and switches are installed.

Insulation is installed in the walls, and drywall is staged in each room for future installation. Water, gas and electric utilities are also connected to your home.

Toward the end of this phase, the Builder will perform a pre-drywall review with you. This review is an opportunity to go over the work already done on your home and discuss work to be completed in the next four phases.

PHASE 5: Drywall

The drywall phase of home construction shows progress rather quickly. Rooms are separated and divided, giving you the visual effect of each space. Drywall is hung and finished, and the ceilings are insulated. Outside brick, stone and siding are installed; and your home site is graded for drainage and to prepare for the driveway, patios, walks, and so on.

PHASE 6: Finish

The finishing phase is probably one of the most exciting phases. You'll see many of the design selections you made come to life. This is when our team installs kitchen and bath cabinetry, countertops, mirrors, interior doors and trim, stair rails, and many other detail features. Flooring, tile and hardwood, are installed, and both the interior and exterior of your home are painted.

PHASE 7: Finish Mechanics

"Finish mechanics" are the visible portions of the rough mechanics. Plumbing hardware, such as faucets, showerheads, toilets, and so on, are installed. Home and audio control systems, switch plates, plug covers, and light fixtures are put into place, as are your thermostat, outdoor air/heat systems, and register and return air covers. Carpeting is installed, and your landscaping is finished..

This is generally an anxious time for many homeowners. Your home construction process is nearing completion and you are awaiting a finish date.

PHASE 8: Final Stage

During this construction phase, finishing touches are added, such as cleaning the windows, floors, baths, kitchen, and so on. Building and Quality Assurance Inspections are scheduled and completed to ensure all of the finishing touches on your new home have been completed according to your custom architectural plan. You will complete your homeowner "punch list" prior to the final walk through and acceptance.

After your Homeowner Orientation and Closing, your custom built home will be ready for you to move into!

Finally a Home Warranty that feels good.

Why? We add a 2nd year coverage on Workmanship and Materials to your warranty.  

 

Capella differs as we have added a 2nd year of warranty against defects in workmanship and materials instead of the industry standard of 1 year.  We offer a 2 year warranty for defects in wiring, piping, and ductwork in electrical, plumbing, heating, cooling, ventilating and mechanical systems. Our 10 year warranty provides coverage for structural defects to load-bearing components. 

Capella takes care of all of your product warranty registrations with auto-notification when warranty end date is near offering an extended warranty.

Capella continues to support you after you move in to your new home with maintenance alerts to your Smart Phone, troubleshooting instructional videos, and remote support.

A newly constructed home with a new heating, ventilation and air-conditioning (HVAC) system, hot water heater and smoke detector/carbon monoxide alarm typically won’t need much maintenance in the first year. To prevent maintenance problems Capella will automatically send you notifications and calendar entries for items needing inspection, cleaning, maintenance, or renewed warranties. We believe in letting technology do the work for you so all of our homes use appliances and mechanical equipment with SMART functionality where available.

SMART HVAC AND APPLIANCES HELP YOU PLAN FOR SEASONAL MAINTENANCE

Intelligent HVAC equipment can actually replace some of the seasonal items on your to do list. Instead of responding to emerging problems, this technology anticipates them and alerts you and your designated HVAC service tech when:

  • Air filters need replacing

  • A blockage of exterior equipment or intakes has compromised air flow

  • A part is about to fail, and then shut off the system to avoid additional damage

  • Someone has tampered with or closed air intakes or registers in your building, which impacts air flow and can make your system work harder than it needs to

When You Move In

BATHROOMS AND MAIN FLOORS

  • Apply grout sealer to ceramic tile grout if you wish to give the grout additional protection against discoloration from spills and stains.

ELECTRIC

  • Locate the main circuit breaker in the electric panel box and show family members how to turn it off in case of emergency.

FIRE EXTINGUISHER

  • Purchase a general purpose fire extinguisher for each floor of the home plus one small kitchen extinguisher in case of grease fires. Demonstrate proper usage to family members in case of an emergency.

FIRST AID KIT

  • Keep first aid materials and a book on first aid procedures in an accessible location.

FLOORING

  • Attach furniture protectors underneath furniture legs to protect floor finishes

HOUSEHOLD TOOLS

  • Acquire basic tools to help you with normal home maintenance chores, including: pliers, adjustable wrench, flat-blade and Phillips-head screwdrivers, claw hammer, hand saw, tape measure, caulk and caulking gun, putty knife, paint roller and brush, power drill and drill bits, assorted nails, brads, screws, nuts, bolts, sandpaper, utility knife, toilet plunger, flashlight and batteries.

LANDSCAPING

  • Review and implement recommendations in the Landscaping and Grading Section of the Bonded Builders Homeowners Maintenance Manual.

PLUMBING

  • Locate the main water line shut-off valve and all individual plumbing fixture valves and show all family members how to close them in case of a plumbing emergency.

Monthly

AIR CONDITIONING AND HEATING

  • Check air filters and clean or replace as necessary.
  • Vacuum air supply and air return registers to remove dust and lint.

FIRE EXTINGUISHERS

  • Check fire extinguishers to ensure that they are fully charged.

GARBAGE DISPOSAL

  • Clean disposal blades by grinding ice cubes. Freshen it with baking soda and by grinding up citrus fruit rinds.

INTERIOR CAULKING

  • Check for cracks or separations in caulking around sinks, bathtubs, toilets, faucets, countertops and black splashes, ceramic tile walls, ceramic floors, window sills, and any other areas originally caulked by your builder. To repair these areas, use an appropriate caulking compound and follow the caulking instructions in the relevant sections of the Bonded Builders Homeowners Maintenance Manual.

RANGE HOOD FAN

  • Clean or replace dirty filter.

SMOKE DETECTOR

  • Test smoke detectors.
  • Clean and/or vacuum.

Every Six Months

AIR CONDITIONING SYSTEM

  • Have HVAC Contractor perform seasonal maintenance check-up.
  • Ensure that air supply registers are not blocked by rugs, draperies and furniture.

CABINETS

  • Clean and apply a light coat of wax to wood-finish cabinets.

CAULKING

  • Check all areas originally caulked by the builder, especially windows and doors.

DOORS

  • Check screws on door lock set and hardware and tighten as necessary.
  • Lubricate bi-fold and by-pass doors as necessary.
  • Clean sliding door track and apply silicone spray to tracks as necessary. Caution – only use a silicone lubricant; oil will cause the rollers to deteriorate. Take the necessary steps to protect adjacent flooring from the silicone, as it may discolor. Oil moving parts of the garage doors.

ELECTRIC

  • Test and reset all GFCI (Ground Fault Circuit Interrupter) receptacles.
  • Check electrical extension and appliance cords. Replace frayed or split cords.

EXTERIOR FINISHES

  • Check for cracks and voids in exterior caulking and re-caulk as necessary. Follow the maintenance instructions contained in the painting section of the Bonded Builders Homeowners Maintenance Manual.

PLUMBING

  • Check water supply lines and valves to sinks and toilets. Tighten if loose or leaking.
  • Clean out faucet aerators, spray nozzles and drains.
  • Check pipes and drains for water leakage.

ROOFING

  • Visually inspect roof from ground for broken tiles or shingles and gaps in flashing.
  • Contact Roofing Contractor should repairs be required.
  • Check and clean gutters and down spouts, if installed.

SMOKE DETECTORS

  • Test detector and change the battery if needed.

WINDOWS

  • Check sills for caulking cracks or separations and re-caulk as necessary.
  • Check weather stripping around windows and repair or replace as necessary.
  • Check windows for smooth opening and closing operation. Clean tracks and lubricate as necessary, using silicone spray.
  • Inspect window screens and repair or replace as necessary.

Annually

AIR CONDITIONING SYSTEM

  • Have HVAC Contractor perform annual maintenance check-up.

ATTIC

  • Check attic vents to ensure that soffit vents are not blocked with insulation and move insulation back to its original location if there are voids on the attic floor.
  • Check inside attic for signs of roof leaks. Be extremely careful not to damage or disturb electrical wiring or plumbing pipes that may be in the attic.

CABINETS

  • Check drawers and hinges for proper alignment. Tighten and adjust as needed.

CAULKING

  • Re-caulk all areas originally caulked by builder, especially windows and doors.

DOORS

  • Check and repair or replace weather stripping on exterior doors as necessary.
  • Check and tighten door hardware and lubricate as necessary.
  • Tighten all bolts on garage door.

FIREPLACE

  • Have chimney professionally cleaned as necessary.
  • Check firebox liner.

PLUMBING

  • Remove water heater residue following instructions in the Plumbing Fixtures Section of the Bonded Builders Homeowners Maintenance Manual.

PRESSURE CLEANING

  • Clean roof tiles of mildew and dirt as necessary.
  • Clean pool deck and reseal as necessary.
  • Clean pavers, driveways and walks as necessary.

WINDOWS

  • Check all windows for gaps in caulking on the exterior of the house
